The Borough adopted an amended downtown redevelopment plan on May 18, 2026, continuing its focus on commercial revitalization and housing around the station.
An approved mixed-use project calls for about 62 residential units, roughly 4,200 square feet of ground-floor commercial space and nine affordable units.
Dunellen maintains current affordable-housing ordinances, plans and compliance documents. Buyers and developers should use the Borough's current 2026 materials.
The Borough has emphasized downtown commercial redevelopment in part because residential property accounts for a very large share of Dunellen's tax base.
